GAF Construction in Tustin, CA | Elmwood Contractors
We provide independent GAF roofing service across Tustin, from full Timberline tear-offs to targeted leak repairs. What makes our GAF work different here is that we understand how Tustin’s split housing stock, century-old bungalows on one side and sun-baked tract homes on the other, puts very different stress on the same shingle. We’re not authorized or sponsored by GAF, and we’re upfront about that. Call (866) 253-8554 for a free estimate on any GAF roof in Tustin.
Why Tustin Residents Choose Us for GAF Service
Our crews install and repair GAF Timberline systems every week, so we know how HDZ and UHDZ shingles behave after ten summers of Tustin heat and a few hard Santa Ana blows. Nolan Shepherd, our owner, grew up in Fullerton’s Sunny Hills neighborhood, and he’s spent two decades running Elmwood Contractors across North Orange County. He’ll tell you the same thing he tells our Tustin customers: a roof is only as good as the flashing and starter course under it. We use genuine GAF shingles and GAF-branded accessories because that’s what keeps the material warranty intact and the roof performing like it should. Independent, not authorized. That means we diagnose GAF roofs on their own merits, not as a sales channel for one manufacturer. For broader project work, we coordinate GAF sales & service alongside the rest of the exterior envelope, windows, siding, and hardscape included.

Common GAF Construction Problems We Solve in Tustin
- Granule loss and sun-aging on south and west slopes. The semi-arid Tustin climate beats the daylights out of shingle surfaces. Homes in 92782 and Tustin Ranch, mostly 1980s to 2000s Mediterranean-revival tract builds, show accelerated granule shedding on the hot exposures. We identify whether it’s cosmetic or structural, and we replace fields when the mat is showing.
- Wind-lifted and creased shingles after Santa Ana events. High-nailed shingles and short starter courses fail predictably when Tustin gets its fall wind. We see torn ridge caps on dozens of roofs after every serious event. Our crews re-nail and re-seal where the field is sound, and we say so plainly when a full replacement is the honest fix.
- Leaks at pipe boots, valleys, and buried stucco wall flashings. Builder-grade flashings dry and crack in Tustin’s heat, especially where a stucco parapet or roof-to-wall transition hides the damage until water is already in the deck. We open those transitions, replace the step flashing, and button it back up so it doesn’t leak again.
- Ponding and premature failure on low-slope GAF Liberty sections. Flat porch and patio roofs on Tustin homes collect water and bake in the summer sun. GAF Liberty self-adhered systems work well when the slope and drain details are right, but a lot of original installs weren’t. We replace blistering and split sections with correct taper and positive drainage.
- Tile roof repairs that leak where the underlayment has failed. Tile roofs hide their real problem, which is the paper and flashing beneath. We lift tiles, inspect what’s underneath, and replace the failed underlayment rather than just caulking a broken tile and hoping. Tustin homes with original tile from the 1990s and 2000s are at that age now.
GAF Service in Tustin: What Local Conditions Mean for Your Equipment
Old Town’s citrus-era bungalows in 92780 sit on narrow lots with steep, cut-up roof planes and deep-eave overhangs. Re-roofing there means hand-carrying bundles down tight side yards and staging around setbacks that barely fit a ladder. It’s a completely different job from the broad, simple planes on Tustin Ranch tract homes and Tustin Legacy new construction. So when we price a GAF roof in Old Town, the labor reflects the access, not just the square footage. On a 1920s bungalow off a narrow lot, our crew found original skip-sheathing under worn three-tab shingles, wind-creased ridge caps, and a leaking pipe boot after a GAF repair in Santa Ana. We re-decked the bad runs, installed a GAF Timberline HDZ system with new GAF starter and ridge components, and re-flashed the stucco wall transition, hand-carrying every bundle down the side yard. The roof hasn’t moved since. The right material in the right place. Everything else is just catching up to that decision.
GAF Models & Products We Service in Tustin
We install and repair the full Timberline line: Timberline HDZ architectural shingles, Timberline UHDZ for heavier shadow lines, and Timberline AS II where budget is the constraint. We also service GAF Liberty self-adhered low-slope roofing on flat porch and patio sections. For repairs, we match the existing profile and color where the field is sound, using genuine GAF shingles and GAF-branded starter, ridge, and underlayment. We avoid no-name shingles because they void the manufacturer’s material coverage and don’t match the original profile. We stock common HDZ colors locally for fast Irvine GAF service and Tustin turnaround, and Nolan keeps a list of which Tustin Ranch and Old Town homes need what.

FAQs – GAF Construction in Tustin
No. We are an independent roofing contractor in Tustin, and we install GAF systems on their own merits, not because we’re a GAF-authorized or warranty-endorsed installer. We recommend GAF because the Timberline line performs well in Tustin’s sun and wind, and we use genuine GAF materials to keep the GAF repair in Orange warranty valid. What we won’t do is pretend the manufacturer pays us to say so.
On Tustin’s stucco-clad homes, the roof-to-wall transition is usually buried under stucco, so a leak at the step flashing doesn’t show itself until water has already found the deck or the interior. A proper re-roof means cutting back enough stucco at the transition to replace the flashing completely, then re-patching and sealing. Skipping that step is why a lot of Tustin roofs leak again within two years. Call (866) 253-8554 and we’ll check the transitions on your roof during the estimate.
We install and repair Timberline HDZ, Timberline UHDZ, and Timberline AS II architectural shingles, plus GAF Liberty self-adhered low-slope roofing for flat sections. For repairs on older Tustin homes, we match the existing profile and color when the field is sound. If the roof is too far gone to match cleanly, we’ll tell you that a patch is throwing money at a roof that needs replacement.
Most full GAF re-roofs in Tustin take two to four working days depending on the roof’s complexity. Old Town bungalows with steep cut-up planes and narrow access tend to run longer than simple Tustin Ranch tract planes. Repairs are usually same-day or next-day. We start early in the summer to beat the afternoon heat, which is standard practice for Tustin roofing crews.
Plan on $8,000 to $20,000 for a typical Tustin home, with Old Town bungalows skewing toward the middle of that range because of access and staging. Tile roof repairs run $600 to $2,500 depending on what’s underneath the tiles. For an exact number on your roof, call (866) 253-8554 and schedule a free estimate. The quote is written, line-itemed, and fixed.
